Get the deeds to a house in England or Wales
For a registered property, the title register is the document that proves ownership today. HM Land Registry does not store original paper deeds, and copies of old deeds cannot be used to prove ownership. We order the official copy of the title register for any address in England or Wales and email it with a plain-English summary of what it says. You do not need to own the property. The register is a public record.
- Official copy of the title register, issued under section 67 of the Land Registration Act 2002 and admissible in evidence
- Plain-English summary of every entry on the title
- Delivered by email as a PDF, and shown on screen after payment. Usually within minutes, and within one working day or your money back
You pay only once we have confirmed the title can be supplied: £24.95 for the register, or £39.90 with the title plan. Nothing is charged until then.
Independent service. We are not HM Land Registry. Includes the £7 HM Land Registry fee.
- PDF on screen and by email, usually within minutes. Within one working day, or your money back.
- No charge at all if the document cannot be supplied
Why £24.95 when GOV.UK charges £7
You can order the same document directly from GOV.UK for £7, at gov.uk/search-property-information-land-registry. If you already know the title number and only want the raw PDF, going direct is cheaper and we would say so. Our £24.95 is the £7 registry fee plus £17.95 for finding the title from the address, checking the document can actually be issued before any money is taken, and writing the plain-English summary. The side-by-side comparison is on our home page.
What you get
The official title register
An official copy of the title register, issued under section 67 of the Land Registration Act 2002. For a registered property this is what HM Land Registry says to use to prove ownership, rather than copies of old deeds.
The title plan, if you need the boundaries
The register describes the property in words. The title plan is a separate official copy showing the boundaries on a map. Once the title is confirmed, the payment page offers the plan as well for £14.95, making £39.90 for both.
A summary you can actually read
The register is written for conveyancers. We add a short summary in ordinary English: who the registered owner is, what the price paid was if it is recorded, and what each entry on the title means in practice: mortgages, rights of way, covenants and restrictions.
How it works
Give us the address
Enter the property address and postcode. Nothing is charged at this point.
We check, then you pay
We match the address to its registered title and confirm HM Land Registry will issue a copy. If it will, you pay £24.95 on the next page, or £39.90 with the title plan. If it will not, you pay nothing.
It arrives on screen and by email
The PDF and the summary appear on screen straight after you pay, and a copy is emailed to you. That is usually within minutes while HM Land Registry's own service is open, 06:30 to 23:00. An order paid outside those hours is delivered when it reopens. Either way it is emailed to you within one working day, or you get your money back.
Questions
Are you HM Land Registry, or connected to them?
No. We are an independent service and we are not affiliated with, endorsed by or acting on behalf of HM Land Registry or any government department. We buy the document from the registry in the same way you could.
Do I have to own the property?
No. The register of title is a public record and anyone may obtain a copy for any property in England or Wales.
Is this the same as the old paper deeds?
No. HM Land Registry does not store original paper deeds. Where older deeds were scanned and are marked as "filed" on the register, copies of those documents can be requested from HM Land Registry separately, at £11 per document, and GOV.UK states that copies of deeds cannot be used to prove ownership. The title register is the current record of the title, and it is what we supply, with the title plan if you add it.
Does this include the title plan?
Not on its own. The title plan is a separate official copy showing the boundaries on a map, while the register is the ownership and rights record. Once the title is confirmed, the payment page offers the plan as well for £14.95, making £39.90 for both. If your question is about where the property starts and ends, add it.
What if the property is not registered?
Not all land in England and Wales is registered, and property that has not changed hands for a long time may not be. If there is no registered title for the address, or the register cannot be issued because an application is pending on it, we tell you and you are not charged. We check this before asking you to pay, not after.
Is this legal advice?
No. The document and our summary are general information about what the register records. They are not legal, financial or professional advice, and they should be independently verified before you rely on them for a transaction or a dispute. If something on the title matters to you, speak to a solicitor or licensed conveyancer.
Give us the address. We check the title before you pay.
£24.95 for the register, all in, including the £7 HM Land Registry fee, or £39.90 with the title plan. Nothing is charged until the check passes.
